BASE MANAGEMENT FEE - WHAT’S INCLUDED

Both Foundations and Full-Service tiers deploy Ridgeline's complete document library, all 10 CCIOA policies, and the full 2022–2026 Colorado legislative stack on day one. The tiers differ in how much ongoing governance and operational support is included.

Every item below is priced transparently based on your community's size and the scope of the request. Ridgeline will provide a written quote before any additional service is initiated. Nothing is added to your invoice without prior board approval.

  • Extra Board Meetings (beyond standard allotment) - Includes preparation, attendance, and professional minutes

  • Special Owner Meetings - Board-called special meetings outside the annual meeting cycle

  • Owner Violation Hearing / Appeal - Hearing packet preparation, facilitation, and written board determination

  • Annual Meeting (self-managed HOA) - For communities not under management — full annual meeting coordination

📬Owner Communications

  • Physical Mass Mailings - Bulk owner notices — printing, assembly, postage, and admin; pass-through cost plus coordination

  • Certified Mail — Legal Notices - Delinquency and enforcement notices requiring certified mail with return receipt

  • Community Newsletter (Designed) - Full design, layout, and email or print distribution — quarterly or monthly

📊Financial Specialty Services

  • Reserve Study Coordination - Ridgeline coordinates with a qualified reserve study firm; association pays vendor directly — no Ridgeline markup

  • Multi-Year Financial Forecast (3–5 years) - Multi-year dues projection and funding model; board presentation included

  • Insurance Claim Coordination - Administrative coordination with your insurer — not claims adjusting or legal representation

  • Insurance Bid Coordination - Solicitation of competitive bids for the community master insurance policy

  • Forensic Financial Review - Engaged by board when financial irregularities require investigation — coordinated with qualified CPA and/or HOA counsel

  • Standalone HOA Accounting (self-managed communities) - Financial management only for boards who prefer to manage governance themselves

🔍Property, Field & Capital Services

  • Capital Project Management - Full scope-to-completion oversight for major capital improvements — fee based on project cost

  • Enhanced Property Inspection (above quarterly) - Additional scheduled inspections beyond quarterly standard — per inspection

  • Violation Site Documentation - Photography - Photographic documentation of violation sites for enforcement records or litigation support

  • HB26-1099 Transition Coordination (standalone) - For communities not under management that need a compliant 45-day transition managed

Community Enhancement

  • Dedicated HOA Community Website - A separate branded website for the community, beyond the standard portal

  • Social Media Management - Facebook or Nextdoor management for the community association; varies by platform and post frequency

  • Community Event Coordination - Annual meeting social, community cleanup, holiday event, etc. quoted per event

  • Annual Legislative Update (self-managed HOA) - Plain-language briefing on new Colorado HOA laws - available to self-managed communities not under contract

All additional service pricing is provided in writing before any work begins. Fees are based on community size, scope, and frequency. Ridgeline will never add a charge to your invoice without prior written board approval.
